Getting a free asbestos removal quote in Grand Rapids takes one phone call or form submission, a 45–60 minute site visit, and then 3–5 business days for the lab to turn samples around, after that you get a written scope and a price before anything in your house is disturbed. Below is exactly how that runs, step by step, with realistic timelines and a clear line on which parts are yours and which are ours.

Step 1: The call, 10 to 20 minutes

We ask the same questions every time: the year the house was built, what the material looks like, where it is, whether it's damaged or friable, and whether a home inspector or buyer has already flagged it. Photos help enormously, a basement boiler with white pipe wrap, a nine-inch tile under carpet, a textured ceiling, or grey fluffy insulation in the attic.

Nothing is scheduled and nothing is quoted off that call. Grand Rapids has too much pre-1980 housing stock to guess at a price from a description.

Your part: have the age of the house, a few photos if you can, and access to the space. Our part: tell you honestly whether it sounds like it needs testing at all.

Step 2: Site visit and sampling, 45 to 60 minutes

We schedule the visit within 2 to 4 business days, usually sooner. A technician inspects each suspect material and takes small samples, pipe wrap, duct mastic, floor tile and the black mastic under it, ceiling texture, joint compound, attic vermiculite. Samples go wet, double-bagged, and chained to an accredited lab for sample analysis. We don't disturb more than the sample plug, and we don't sweep or vacuum anything up afterward, that's a containment job, not a cleanup job.

Your part: clear a path to the basement, attic hatch, and any closet with the boiler in it, and keep kids and pets out of the work area for the hour. Our part: everything else, including the sample report paperwork.

Step 3: Lab results and written report, 3 to 5 business days

This is the step that separates us from contractors who eyeball a pipe and start cutting. Every job starts with a lab result, not a guess. The written report lists each material tested, whether asbestos is present, the percentage, and its condition.

Sometimes the answer is "leave it alone." Non-friable, intact material in good condition often doesn't need removal, and we'll say so. If a ceiling on the main floor of a Heritage Hill house comes back hot, you get a scope of work and a price at the same time, not a verbal number that changes on day one.

Your part: read the report, ask questions. Our part: explain what's regulated and what isn't.

Step 4: Scheduling, EGLE notification, and the fee

Before the first cut, we file EGLE advanced notification of 10 working days and pay the 1% project notification fee on your behalf. We're a Michigan licensed asbestos abatement contractor, so the filing is ours to make, not yours to chase. Work cannot legally start until that window closes, a 10-working-day wait is normal and non-negotiable, and anyone who offers to skip it is a problem.

Your part: sign the scope and clear personal belongings from the work area. Our part: permits, notifications, containment design, and materials.

Step 5: Containment and removal, 1 to 5 days, usually

Realistic durations for typical Kent County residential jobs:

  • Pipe and duct insulation on boiler lines: 1 day
  • Popcorn ceiling, single room: 1 to 2 days
  • Floor tile and mastic, one room or a hallway: 1 to 2 days
  • Vermiculite attic insulation: 2 to 4 days
  • Full basement or multiple materials at once: 5 days and up

Regulated work areas get poly sheeting and negative air pressure with HEPA filtration. Materials leave in sealed, labelled bags with waste manifest paperwork.

Your part: plan to be out of the work zone, and out of the house entirely for whole-floor jobs. Our part: the containment, the labor, and the disposal.

Step 6: Clearance, same day or the next morning

Every abatement ends with independent clearance air monitoring by a third party who doesn't work for us, and we hand you the clearance certificate. That document is what a buyer's inspector, an appraiser, or the next contractor wants to see. Keep it with the deed.

If the vermiculite in your attic tests as Zonolite from the Libby mine, the Zonolite Attic Insulation Trust may reimburse a portion of removal costs for qualifying homes, we give you the lab documentation the trust requires.

What a quote covers

Containment and negative air, labor, HEPA vacuuming, bagging and disposal, the state filing and fee, and the clearance test. Testing and abatement are quoted separately, because not every house needs abatement.

Typical Grand Rapids costs

  • Asbestos inspection and testing: $350–$650
  • Pipe and duct insulation removal: $400–$3,500
  • Floor tile and mastic removal: $1,200–$6,000
  • Popcorn ceiling removal: $1,500–$8,000
  • Vermiculite attic insulation removal: $3,000–$12,000
  • Full asbestos removal: $1,500–$15,000

These are ranges, not quotes. Final cost varies a lot depending on job size, scope, and site conditions, square footage, how many materials are involved, whether the material is friable, attic access, and how much of the space has to be sealed off.

Why homeowners here call us

We do residential work only, no demolition, no restoration, no side work. We're licensed and insured in Michigan, we file the notifications, and we don't start until the lab says what's actually there.

We work throughout Grand Rapids and Kent County, including Eastown, Alger Heights, the West Side, and out to Ada, Cascade, and Wyoming.
