Caledonia's Asbestos Removal SpecialistsEvery job starts with a lab result, not a guessState notification and the project fee filed by us, before the first cutIndependent clearance air monitoring on every abatement, with the certificate handed to you

Asbestos removal in Caledonia is the licensed removal of asbestos-containing material from a home, tested first by an accredited lab, contained and removed by a Michigan licensed asbestos abatement contractor, then cleared by independent air monitoring, and for most Caledonia houses it runs $1,500 to $15,000 depending on what the material is and how much of it there is. That range is a starting point, not a quote: the final cost varies a lot depending on job size, scope, and site conditions. Every job we take starts with a lab result, not a guess, and the written report is in your hands before anything is disturbed.

What's included in a Caledonia asbestos job

Every project we run in the Caledonia area covers the same five things, in this order:

  • Lab analysis of a physical sample from each suspect material, run by an accredited lab. No verbal guesses, no "it looks like asbestos to me."
  • A written report listing what tested positive, the percentage, and what can stay in place.
  • EGLE advanced notification filed at least 10 working days before work starts, plus the 1% project notification fee, both handled by us. You don't touch the paperwork.
  • Containment, removal, and disposal under Michigan licensed asbestos abatement contractor rules, poly barriers, negative air, HEPA filtration, sealed waste.
  • Independent clearance air monitoring by a third party after teardown, with the clearance certificate handed to you.

That certificate matters more than people expect. It's the document a buyer's inspector or the next contractor asks for, and it's the reason you don't get a phone call two years later.

What it costs in Caledonia

Typical ranges for the work we do here:

  • Asbestos inspection and testing, $350 to $650
  • Pipe and duct insulation removal, $400 to $3,500
  • Floor tile and mastic removal, $1,200 to $6,000
  • Popcorn ceiling removal, $1,500 to $8,000
  • Asbestos removal, general, $1,500 to $15,000
  • Vermiculite attic insulation removal, $3,000 to $12,000

Those are ranges, not firm quotes, and the final cost varies a lot depending on job size, scope, and site conditions, square footage, how many separate materials are involved, whether the material is friable, ceiling height, attic access, and how much furniture and belongings have to move before containment goes up.

One cost note specific to Caledonia: if the attic is full of vermiculite, ask whether it's Zonolite. The Zonolite Attic Insulation Trust reimburses a portion of removal costs, historically around 55%, for attics with verified Zonolite insulation, and the verification is done through sample testing and documentation we can put together. Attics on the older farm properties around the township edge are where this comes up.

The process, start to finish

Walkthrough and sampling

We look at what's actually there, pipe wrap, floor tile, ceiling texture, attic insulation, and pull samples of each suspect material

Lab report

Accredited lab results arrive in writing. If nothing tests positive, you pay for testing and stop there. That happens often in Caledonia

Notification and containment

We file EGLE advanced notification 10 working days out, pay the 1% project notification fee, then build containment and set negative air

Removal and disposal

Material comes out wet where possible, gets bagged and sealed, and leaves the site as regulated waste

Clearance

Independent air monitoring runs after the work area comes down. You get the clearance certificate and the lab report together

Where asbestos shows up in Caledonia housing

Caledonia is mostly post-1990 subdivision stock, which changes the picture. Houses built after 1990 in the subdivisions off M-37 south of the village generally have little to no asbestos in the original build, the risk there is narrower: floor tile and mastic, some ceiling textures, and any older material a previous owner brought in during a remodel. In those homes the testing question before a renovation is usually cheap and quick, and often the answer is "you're clear."

The township edges are the other story. Older farm properties with outbuildings are where the real material sits: 9-inch floor tile under carpet in a summer kitchen, pipe wrap on a boiler line in the basement, vermiculite in the attic of the original farmhouse, textured ceilings on the main floor. Barns and sheds occasionally have pipe insulation too. If you're renovating an outbuilding, sample it, the rules don't stop at the house wall.

Caledonia Lakeside Park and the Thornapple River corridor sit in the middle of a lot of this older housing, and a fair share of the calls we get come from people buying or renovating properties within a few minutes of the park.

Why us

We're residential only. We don't do demolition, restoration, or general contracting on the side, so there's no incentive to talk you into removal you don't need. Every project gets state notification filed before the first cut, independent clearance air monitoring at the end, and a licensed crew working to Michigan abatement rules. The paperwork is finished and handed over, not promised for later.

Grand Rapids is an old-housing city, and Caledonia sits close enough that we see both kinds of property, 1990s subdivisions where testing is a formality and 1890s farmhouses where it isn't. Both get the same first step: a sample and a lab report.

Call or send us the address and what you're planning to do, a renovation, a sale, a ceiling you've been staring at, and we'll set up a walkthrough and a free quote. Testing comes before anything else, and you'll have the report in writing.
