Grand Rapids Asbestos is a Michigan-licensed asbestos abatement contractor that tests, removes, and clears asbestos-containing materials in houses across Grand Rapids and Kent County. Every job starts with a laboratory result rather than a guess, the state notification and project fee are filed before any material is disturbed, and an independent clearance air monitor signs off at the end. We work on homes only, not commercial demolition, not restoration.
What we actually do
Grand Rapids is an old-housing city, and the asbestos that came with those houses is still in place. In Heritage Hill, Eastown, Alger Heights and the West Side, we routinely find pipe wrap on boiler lines in the basement, nine-inch floor tile under carpet, textured ceilings on the main floor, and vermiculite in the attic. Kent County rules are specific about who can remove that material and when the state has to be told, so the work is not something to hand to a general handyman.
Our services, in the order homeowners usually need them:
- Asbestos inspection and testing, samples pulled from each suspect material and sent to an accredited laboratory for analysis, with a written report listing what is and is not asbestos.
- Asbestos removal, regulated containment, negative air, wet removal methods, bagged and labelled waste, and disposal at a licensed landfill.
- Popcorn ceiling removal, textured ceilings from the 1950s through the 1980s, scraped under containment after the lab confirms what is in the material.
- Vermiculite attic insulation removal, the pour-in insulation that often carries asbestos from the Libby, Montana mine; where it traces to Zonolite, we document it for the Zonolite trust paperwork.
- Floor tile and mastic removal, the 9x9 and 12x12 tile, plus the black mastic underneath that usually tests hot even when the tile does not.
- Pipe and duct insulation removal, the corrugated paper wrap and white block insulation on heating lines and duct runs.
What it costs
These are planning ranges from work across the Grand Rapids area, not quotes. Final cost varies a lot depending on job size, scope, and site conditions, square footage, how many materials are involved, whether the space is accessible, how much containment has to be built, and how the waste has to be handled.
- Asbestos removal: $1,500–$15,000
- Asbestos inspection and testing: $350–$650
- Popcorn ceiling removal: $1,500–$8,000
- Vermiculite attic insulation removal: $3,000–$12,000
- Floor tile and mastic removal: $1,200–$6,000
- Pipe and duct insulation removal: $400–$3,500
Testing is the cheapest part of the process and the one that decides everything else. It is worth doing before you budget for anything.
How a job runs
1. Inspection and lab analysis. We walk the house, sample each suspect material, and send it to an accredited lab. You get a written report before anything is disturbed.
2. Written scope and price. The report tells us exactly what has to come out and what can stay. Anything that tests negative stays put.
3. State notification. As a Michigan licensed asbestos abatement contractor, we file EGLE advanced notification of 10 working days and pay the 1% project notification fee ourselves. The clock starts when that filing goes in, so scheduling follows it.
4. Containment and removal. Poly sheeting, sealed doorways, negative air machines with HEPA filtration, wet methods to keep fibres down. Occupants stay out of the work zone for the duration.
5. Independent clearance air monitoring. A separate clearance firm, not us, runs air samples inside the containment. You receive the clearance certificate.
6. Handover. Lab report, notification confirmation, waste records, and clearance certificate, all in one folder. That is what a buyer's inspector or the next contractor will ask to see when the house sells.
Why homeowners call us instead of a general contractor
We only do asbestos work on houses, so the containment, the paperwork, and the clearance are the whole job rather than a side task between a kitchen remodel and a roof tear-off. We are not a demolition or restoration contractor.
The state filing is done by us, on time, every time, a missed notification is the kind of problem that surfaces years later during a sale. And because the clearance air monitoring is independent, the certificate carries weight with buyers, realtors, and inspectors in Kent County.
We work in Grand Rapids and the surrounding communities in Kent County, including East Grand Rapids, Wyoming, Kentwood, Walker, and Ada. If you are not sure whether your street is in our range, ask.

Call or send a message and we will look at photos of what you are worried about, tell you whether testing makes sense, and give you a free quote on the work. If a lab report already exists, send it over, we can price the removal directly from it.
